One of the first of its kind in the Sunnyside neighborhood, the Ayden will deliver 117 apartment units in the heart of the neighborhood, just steps from the 41st & Fox light right station. The Ayden will serve as a stitch into the neighborhood’s fabric, and the project branding will give a nod to Sunnyside’s diverse and ever-evolving cultural heritage. Palisade Partners has teamed up with Stapleton Management to develop this three-story multi-family apartment building on 1.13 acres of vacant land. In addition to studio, one-bedroom, two-bedroom, and three-bedroom units, the building will also include an inviting lobby, a fitness center, bicycle storage, and multiple outdoor seating areas.
The Sunnyside neighborhood is on the northwest side of Denver, due west of I-25 with quick access to the Highlands, LoHi, RiNo, Downtown, and I-70 as well. Sunnyside boasts restaurants, cafes, breweries, and bars aplenty for those looking to stay close to home, such as Waldschänke Ciders + Coffee, Bacon Social House, Sunny’s, Huckleberry Roasters, Crooked Stave, and The Wolf’s Tailor. The project broke ground in Summer 2022 and has a projected delivery in early 2024.
